4 Steps to Getting Your Georgia Real Estate Salespersons License

We want to share with you the exact steps you need to take in order to get your real estate salespersons license in Georgia.

The good news is….it’s not as hard and expensive as you think.

There are 4 steps you need to take:

Step #1: Complete 75 Hours Of Pre-License Education

First, you must complete the 75-hour Georgia pre-licensing course, which has been approved by the Georgia Real Estate Commission.

The course can be taken in a classroom setting or online.

Most students prefer to take the course online since they can complete it faster and it offers them the flexibility to take the course on their own time.

If you take the course in a classroom, you will have to abide by the school’s pre-set schedule.

At the end of the course is a proctored final exam. Once you pass the final exam, you will earn your Certificate of Completion for the course.

Meanwhile, the school will notify the Georgia Real Estate Commission (GREC) that you have completed the course.

Step #2: Schedule To Take The State Exam

After you pass the school’s final exam and have completed the 75-hour pre-license course, you can then apply for the State exam online using the REAL computer application system at AMP.

You will schedule your exam date, time and location, and pay the required exam fee.

You also have the option to apply for the exam by telephone or mail.

The State exam must be taken at one of the four PSI testing centers in Marietta, Liburn, Macon or Savannah.

Step #3: Pass The State Exam

The State exam consists of two portions: (1) the National Real Estate portion, which consists of 100 questions and (2) the Georgia Salesperson Supplement portion, which consists of 52 questions.

There is a 4-hour time limit for the entire exam (for all 152 questions).

Qualified Veterans may be allowed to receive preference points for the exam.

You will receive your exam results at the PSI testing center, right after completing the exam.

Step #4: Apply For Your License

Once you pass the State exam, you can then apply for your license at the PSI testing center.

You will receive a Certificate of Accuracy Statement, which will be used when you apply for your license.

You must apply for your license within 12 months of taking the State exam. If you apply for your license within 3 months of taking the State exam, the license application fee is $170. If you apply between 3 and 12 months, the license application fee is $340. If you do not apply within 12 months, you must retake the State exam.

You will have the option to apply for an active or inactive license. If you have a sponsoring broker by the time you pass the State exam, you may apply for an active license.

If you do not have a sponsoring broker, you must apply for an inactive license.

If you are applying for an active license, you must submit the following 5 documents when applying for your license at the PSI testing center:

1) Valid ID along with the Certificate of Accuracy Statement.

2) A completed Sponsoring Broker Statement form, which must be completed by the broker you will eventually work for.

3) A nonrefundable license fee of $170 payable via credit card, cashier’s check or money order.

4) A criminal history report or Georgia Crime Information Report (GCIC), which is no more than 60 days old. This document can be obtained from any local sheriff’s office or police department.

5) Signed and notarized Lawful Presence Affidavit.

Once your documents are reviewed and approved you will receive the following certifications:

One 8-½”x4” wall certificate, two pocket cards, and one 8-½”x11” wall certificate.

You must give your sponsoring broker one of the wall certificates and one of the pocket cards.

Congratulations, you are now a licensed Georgia real estate salesperson!
